Finding the ideal housing around Prague today is no longer just about looking at a map or comparing prices by district. More and more often, what really matters is something else entirely – the reality of daily commuting.
The differences between locations can be significant. While in central Prague, for example near the Main Railway Station or Masaryk Railway Station, prices reach approximately CZK 166,893 per m², moving just a few stops further – for instance to Čelákovice – brings prices down to around CZK 84,664 per m².
Not because the location is worse, but because the comfort of everyday life changes.
⏱️ Time over distance
On paper, two locations may look similar. In reality, the difference can be substantial.
Connections from Říčany (CZK 106,875/m²) or Úvaly (CZK 106,599/m²) offer a very convenient commute to the city center and have long been among the most sought-after areas.
On the other hand, locations such as Zlonín (CZK 92,713/m²), Jeneč (CZK 90,635/m²), or Pavlov (CZK 80,204/m²) involve longer travel times – but also significantly more affordable prices.
This is exactly the point where a “good location” becomes either highly desirable or a well-thought-out compromise.
