Together we will conduct a professional assessment of the property and a market analysis, which will help us determine the real market value. 2. PROPERTY SALE PREPARATION
The next step is preparing the property for sale, focusing on an attractive presentation that is key to success. I will arrange professional photography and video tours to showcase your property in the best light. Home staging is also an important element to enhance appeal and attract a broader audience. I will prepare floor plans and all technical documentation to provide potential buyers with essential information.
I will need all relevant property documents from you, including ownership title, energy certificate, drawings, cost breakdown, and details on the homeowners' association if applicable. In some cases, I may require power of attorney to access archived documentation from the building authority.

3. MARKETING AND ADVERTISING
The next phase involves actively promoting and advertising the property. As an initial step, I will directly reach out to potential buyers from the extensive REMAX database, both in the Czech Republic and internationally.
The property will be advertised on major real estate portals and social media platforms to reach a broad audience of potential buyers.
I also utilize paid advertising campaigns on Google, Facebook, and Instagram to effectively target relevant prospects. Additionally, the property will be showcased through the REMAX network, my website, and local offline marketing methods such as banners and signs.

4. VIEWINGS AND NEGOTIATIONS WITH POTENTIAL BUYERS
Once potential buyers show interest, property viewings and buyer selection take place. I organize viewings exclusively with verified and financially qualified buyers, saving you time and ensuring serious negotiations.
After each viewing, I provide feedback and help evaluate offers. In case of multiple interested buyers, I conduct negotiations to achieve the highest possible price.
For properties with several interested parties, I am also prepared to finalize the sale through an auction process.

5. RESERVATION, PURCHASE AND STORAGE AGREEMENT
A key phase of the entire process is legal services and closing the deal, ensuring a safe and smooth transfer of ownership. I will prepare the reservation and purchase agreements in cooperation with a law firm that will handle the escrow of documents and the purchase price. After the contracts are signed, I will ensure their registration in the real estate cadastre and take care of all administrative requirements.

6. PROPERTY HANDOVER AND TRANSFER OF UTILITIES AND SERVICES
The final step is the property handover and post-sale service, during which I will ensure a smooth transition to the new owner. I will prepare a handover protocol that records the condition of the property and utilities. I will also arrange for the transfer of services and utilities to the new owner, ensuring everything proceeds smoothly and without complications. The commission for selling a property is set individually based on the type and complexity of the transaction, typically ranging from 4% to 5% of the final sale price. This fee includes all marketing, professional presentation, legal services, and escrow. The entire purchase amount is securely held in escrow until the ownership transfer is completed.
The brokerage contract is signed for 3 to 6 months, and if no buyer is found, no fees are charged. Contact me for more details.
The brokerage contract is concluded for a period of 3 to 6 months, with 6 months being the maximum period allowed by the Real Estate Act. If you are satisfied with the services, the contract can be extended at any time. If during our cooperation we fail to find a buyer for your property, you do not pay anything to the real estate agency.
