The affordability of homeownership varies significantly across different parts of the Czech Republic. While a mortgage represents a very high financial burden for average households in Prague or Brno, owning a home remains relatively affordable in smaller towns and some regions of Northern Bohemia.
📊 Where Does Homeownership Put the Greatest Pressure on Household Budgets?
The strongest pressure on household budgets has long been visible in major cities. In Prague and Brno, mortgage payments today often exceed half of an individual’s average net income. Housing costs here commonly account for more than 40% of gross wages.
In smaller towns and less exposed regions, however, the situation is considerably more favorable. Lower property prices often offset lower regional salaries, allowing households to qualify for mortgages more easily than in large urban centers.
💰 What Does the Average Situation Look Like?
Across the Czech Republic, the payment for a model mortgage corresponds to approximately 36% of the average gross salary. After deducting social security and health insurance contributions, this rises to around 45% of a single net income.
For households with two average incomes, the situation is significantly more stable. Mortgage payments represent approximately 18% of combined gross income, or around 22% of total net household income.
Dual-income households generally meet mortgage affordability requirements much more easily today — especially outside the most expensive cities, where high property prices also mean substantially larger loan amounts.

The future development of housing affordability will mainly depend on several key factors:

Current data suggest that improvements in households’ purchasing power will likely remain gradual. Although real wages are rising again, property prices continue to increase as well. As a result, housing affordability remains one of the biggest financial challenges for many households today.
