Selling a property today is not just about taking photos and listing it on real estate portals. This is especially true for more specific cases, such as cooperative apartments – particularly when dealing with a small, close-knit housing cooperative.
That was exactly the case with this apartment in Prague’s Modřany, which we recently managed to successfully reserve.
⚖️ A specific case: small cooperative = more questions than answers
Cooperative apartments can be attractive to buyers, but they also come with a number of uncertainties.
In this case, it involved:
a small cooperative with a limited number of units
individual transfer rules
higher demands for legal certainty throughout the transaction
These factors often narrow the pool of interested buyers – which can ultimately lead to a lower final price.

From the very beginning, it was clear that a standard approach might not lead to the best possible outcome.
