The Prague metro remains an accurate map of the city’s real estate market — and a great guide for anyone wondering where to buy a flat in Prague. According to new data from the MetroIndex 2025 (Flat Zone), the most expensive apartments are still found along Line A, while areas such as Roztyly, Luka, and Černý Most remain at the more affordable end of the price spectrum — making them interesting options for anyone evaluating where to buy a flat in Prague from an investment point of view.
“Historically, Line A was built from Dejvická to Želivského — connecting one prestigious residential district to another, and running right through the city center,” explains Milan Roček, Commercial Director of Flat Zone, a company that has been monitoring real transaction prices for more than a decade.
💰 The Most Expensive Metro Stations in Prague
According to the latest data, Staroměstská remains at the top, with prices reaching CZK 255,000 per m².Close behind are:
Můstek – CZK 244,000/m²
Malostranská – CZK 233,000/m²
Národní třída – around CZK 240,000/m²
While the center keeps becoming more expensive due to new luxury developments, outer areas still offer potential for growth.
🚀 Where Prices Are Expected to Rise: Smíchov, Opatov, and Pankrác
The fastest-growing areas, according to the data, are around Nádraží Holešovice and Smíchovské nádraží. Over the last ten years, apartment prices in Holešovice have tripled — from CZK 42,000 to CZK 150,000 per m² — as new residential projects have reshaped the district and attracted wealthier residents.
Experts expect a similar trend in Smíchov and Opatov. Smíchov’s transformation is driven by new developments near the train station and a planned bridge over the Vltava River, which will connect Lihovar with Podolí. Opatov, on the other hand, is expected to attract new residents thanks to upcoming modern housing projects that will complement its existing panel housing.
🏗️ Metro Line D Is Redrawing Prague’s Housing Map
Although Metro Line D is still under construction, its impact on the property market is already visible.Prices near the planned stations – Olbrachtova, Nádraží Krč, Nové Dvory, Libuš, and Písnice – are already above CZK 120,000 per m².
“From an investment perspective, these are very attractive locations. The construction of Line D will create a new transport axis for the city and increase property values,” says Libor Ostatek from Golem Finance.
Experts believe that the Pankrác – Budějovická – Kačerov – Pražského povstání corridor will gain major importance. These areas offer excellent infrastructure, plenty of greenery, and relatively affordable prices — for now.

According to Milan Roček, one simple rule applies:
“Buying an ugly flat in a beautiful building is better than buying a luxury flat in a building where no one wants to live. The same rule applies to entire neighborhoods.”
Besides transport and public amenities, watch for new employment opportunities nearby. Districts that mix office and residential developments – such as Karlín, Libeň, or Smíchov – tend to grow the fastest.
New corporate campuses are also powerful catalysts. For instance, the Česká spořitelna headquarters in Smíchov will bring thousands of jobs and completely reshape the area all the way to Zlíchov.
