Older Apartments Continue to Rise in Price. Where Are Property Prices Growing the Fastest?

The Czech real estate market continues to grow, and the latest data confirm that older apartments are becoming increasingly expensive. In the second quarter of 2026, their average price increased by 11% year-on-year, while buyer demand remained strong across almost every region of the Czech Republic.

What is driving this price growth, and which areas have seen the biggest increases?


📈 Prices of Older Apartments Continue to Rise Across the Czech Republic

The average price of older apartments reached CZK 86,081 per square meter, representing not only a significant year-on-year increase but also continued growth compared to the previous quarter.

Demand for older apartments is mainly driven by their better affordability compared to newly built properties. For many buyers, they represent the most realistic path to homeownership, while they also remain highly attractive to investors.


🏙️ More Affordable Regions Are Seeing the Fastest Growth

The highest annual increase was recorded in Ústí nad Labem, where apartment prices rose by nearly 20%. Strong growth also continues in Ostrava and several other regions that have traditionally offered lower property prices than the national average.

These more affordable locations are attracting not only people searching for a home but also investors who expect property values to continue rising in the coming years.


🌆 Prague Remains the Most Expensive Market

Prague continues to be the country's most expensive residential market. The average price of older apartments now exceeds CZK 158,000 per square meter.

Brno also maintains very high property prices, and the gap between the largest cities and the rest of the country remains substantial. However, regional cities are often experiencing even faster price growth.


💰 Buying a Home Is Becoming More Expensive

Rising prices directly affect the total amount buyers need to pay for a property. For a typical 80-square-meter apartment, buyers are now paying hundreds of thousands—and in some cities more than one million Czech crowns—more than they would have a year ago.

Higher purchase prices also mean larger down payments and bigger mortgage commitments, making homeownership increasingly challenging for many households.


📊 Smaller Apartments, Higher Prices

Another notable trend is the shrinking average size of sold apartments. Many buyers are choosing smaller homes simply to stay within their financial limits.

Despite the smaller floor areas, overall apartment prices continue to rise, highlighting the ongoing imbalance between strong demand and limited housing supply.

Current market conditions suggest that a significant price decline is unlikely in the near future. The supply of residential properties still cannot keep pace with demand, and interest in quality apartments remains exceptionally strong.
