This duplex 4+kk apartment in Horní Počernice could be an interesting option for those who need more space but do not want to give up the convenience of living in Prague.

The apartment has a floor area of 93.5 m² and is located on V Javorech Street, on the 3rd and 4th above-ground floors of a brick building completed in 2009. It offers two levels of living space, two bathrooms, a large enclosed balcony, two private parking spaces and access to a shared garden. The apartment is also part of a small gated residential complex, providing a pleasant sense of privacy and tranquillity.


🏡 Two levels that work well for family living

One of the main advantages of the apartment is its duplex layout. Instead of having all the rooms arranged around a single hallway, the living space is divided across two floors.

📍 Horní Počernice: quieter living while staying in Prague

One of the things that makes Horní Počernice attractive is that it offers a different pace of life from central Prague without requiring you to move outside the city.

The area offers schools, kindergartens, shops, services, sports facilities and plenty of greenery. Most of what a family needs for everyday life is therefore within easy reach.

Public transport provides convenient connections to Černý Most metro station, while another major advantage of Horní Počernice is the train connection to central Prague.

For those travelling by car, the area also offers good access to the Prague Ring Road and the wider motorway network.


💰 What are the monthly running costs?

With a larger family apartment, regular monthly expenses are naturally an important consideration.

The current total monthly costs for a family of four are approximately CZK 9,000. This includes water, heating, electricity, building services and contributions to the building's maintenance fund.

The building has its own gas boiler room. A new energy-efficient Vaillant condensing boiler and a new hot-water storage tank serving the entire building have recently been installed.


🔑 More space does not necessarily mean moving to a house outside Prague

If your current apartment is starting to feel too small for your family, you may already be thinking about moving to a house. But a house often also means longer commuting times, more maintenance and moving further away from the places you are used to.

Here, you can have almost 94 m² of living space arranged across two levels, a large balcony, two bathrooms, a shared garden and two private parking spaces – while still living in Prague.

It could be a great fit for a family that needs more room but is not ready, or simply does not want, to move into a house.
