When choosing a home around Prague, one of the most important factors is how quickly you can get to the city center. And the most accurate way to determine this accessibility isn’t by looking at municipal or district borders — it’s by looking at railway stations. These determine from where you can reach Prague comfortably, quickly, and without unnecessary transfers.

When we look at apartment prices based on individual stations, a clear pattern emerges: the closer the station is to central Prague and the faster the train connection, the higher the surrounding property prices. And the differences between areas are significant.


🔴 Red Zone: The Most Expensive Areas Around Prague (120–130+ CZK thousand/m²)

The highest prices are consistently found within Prague itself and in its immediate surroundings. It’s no surprise — demand here is huge and the ability to reach the center within minutes greatly increases the attractiveness of any location.


Examples of Prague stations with the highest price per square meter:

  • Hlavní nádraží – 166,893 CZK/m²

  • Masarykovo nádraží – 166,893 CZK/m²

  • Smíchov – 147,722 CZK/m²

  • Holešovice – 141,297 CZK/m²

  • Libeň – 135,031 CZK/m²

  • Vršovice – 128,384 CZK/m²

  • Vysočany – 121,424 CZK/m²


Just outside Prague:

  • Rudná zast. – 118,011 CZK/m²

  • Hovorčovice – 115,759 CZK/m²

These locations all share two characteristics: extremely fast access to Prague and high demand, both of which push prices sharply upward.


🟡 Orange Zone: Accessible Areas with Solid Growth (100–110 CZK thousand/m²)

This category includes towns and districts around Prague that offer very good transport connections, but with prices that are a bit more moderate compared to the red zone. These are popular residential areas with a quieter atmosphere and reliable train services.


Stations in the orange zone:

  • Úvaly – 106,599 CZK/m²

  • Kyje – 108,567 CZK/m²

  • Říčany – 106,875 CZK/m²

  • Horní Počernice – 103,951 CZK/m²

  • Rajská zahrada – 103,764 CZK/m²

For many buyers, these locations represent the ideal balance between price and accessibility.


🟢 Green Zone: More Affordable Housing with a Longer but Acceptable Commute (80–100 CZK thousand/m²)

The green zone includes areas that offer reasonable property prices while still providing a solid connection to Prague. Trains run regularly, and the commute is often shorter than you might expect.


Examples of stations in the green zone:

  • Zlonín – 92,713 CZK/m²

  • Mstětice – 93,353 CZK/m²

  • Čelákovice – 84,664 CZK/m²

  • Jeneč – 90,635 CZK/m²

  • Zbuzany – 95,458 CZK/m²

  • Rudná – 96,227 CZK/m²

  • Hostivice – 90,635 CZK/m²

These areas can be a great option for anyone looking for more affordable housing outside Prague without sacrificing good access to the city.


Best Price-to-Commute Ratio (Under 100,000 CZK/m²)

Some stations stand out because they combine low prices with very quick access to Prague. These locations often offer some of the best opportunities on the market.


Most interesting stations:

  • Jeneč – 90,635 CZK/m²Thanks to line S5, you can reach Masarykovo nádraží in about 35 minutes.

  • Čelákovice – 84,664 CZK/m² Despite the low price, it offers a fast connection that brings you to the Main Station in roughly 30 minutes.

  • Roztoky-Žalov – 112,365 CZK/m² Although slightly above the 110,000 CZK threshold, the commute to Dejvice and the city center is exceptionally fast, making it a strong compromise between comfort and price.The journey to the center takes around 25 minutes.


Summary

When we look at apartment prices from the perspective of a commuter, the map of affordable housing around Prague looks very different from traditional municipal boundaries. Railway connections play a crucial role — and are often the primary reason why two seemingly similar locations differ by tens of thousands of CZK per square meter.
