“We’re still waiting for the right time.” – Is Now Really the Right Time to Buy Property in Prague?

“We’ve been watching listings and interest rates for almost two years, waiting for the right moment – and we’re still not sure.”

That’s what my clients told me three months ago. Today, they’re already living in their new apartment in Hostivař. And I’m hearing similar words more and more often.


So, when is the right time to buy property – specifically in Prague or its surroundings?

The answer may not be as complicated as it seems.

📉 Interest Rates: A real concern or just an excuse?


Yes, interest rates are higher than a few years ago – but that doesn’t mean you should keep waiting forever. Many buyers in Prague now choose a smart compromise: buy now and refinance later.


🔁 What most people don’t realize: The ultra-low rate era may never come back. And while you’re waiting for the perfect rate, property prices are already on the rise again.

Hiring an independent mortgage advisor – for example, someone from REMAX – should be a no-brainer. It costs you nothing, and an experienced expert can negotiate better terms with the bank than what you'd get as a regular retail customer.

✅ Am I sure I want to live in Prague (or nearby) for several years?

✅ Do I know my financial limit – and am I not stretching too thin?

✅ Have I thought through whether I want my own place for stability, privacy, investment, or family?

✅ Do I have someone to help me look at the decision with a clear head?


The more "yes" answers, the more likely it is that now is the right time.

🧭 Final thought: Prague won’t wait forever


Prague remains the most desirable location in the Czech Republic – and even though the market for larger family homes that aren’t bought as rental investments has slowed, demand hasn’t disappeared.

It may not be the perfect time for everyone – but for some, it’s the best time. If you like a property and it’s been on the market for over 3 months, don’t hesitate to negotiate and make an offer.
