The spacious and bright 3+1 apartment with a usable area of 75 m² in Prague’s Chodov district was initially introduced to the market as a standard sale. The area also included a loggia and a cellar storage unit, further increasing the apartment’s overall usability. With its great layout, southwest-facing living room, and proximity to both the Chodov metro station and the Westfield shopping center, it was clear from the very beginning that this was a property with strong potential.

After just a few days on the market, it became evident that buyer interest would be much higher than expected. Even though the asking price was not among the lowest in the area, the number of interested buyers grew rapidly, and I scheduled viewings in full blocks. It was clear that demand far exceeded supply.


📈 The auction as a solution to high demand

At the point when there were more interested buyers than the apartment could “accommodate,” I decided to move the sale into an auction. It is a fair and transparent way to give everyone an equal opportunity while at the same time determining the property’s true market value.

And that is exactly what happened:

  • buyers started outbidding one another,

  • offers continued to increase,

  • everyone had the chance to submit their best price.


The result? Despite the already high asking price, the final value of the apartment increased even further. The final auction price reached CZK 9.1 million, which equals CZK 121,333 per m².

This is an exceptional outcome, especially considering that the average price in the area is currently CZK 111,828 per m².

This particular apartment became the 3rd most expensive sale in its category in this part of Chodov over the past two years. And this happened despite the fact that it had undergone only a partial renovation, retained its original floors, and still had an outdated electrical installation.

This contrast clearly shows how crucial the right process, presentation, and overall strategy can be.


🌟 Why was the apartment in Chodov so successful?

The strongest features of the apartment were clear:

  • a bright southwest-facing living room,

  • two bedrooms facing a quiet part of the area,

  • a spacious loggia overlooking greenery,

  • a building after complete revitalization,

  • just a few minutes from Chodov metro and the Westfield shopping center,

  • close to Kunratice Forest and excellent local amenities.

Another, often decisive factor was the sales strategy itself.

When selling properties of this type, the key factors are:

  • high-quality presentation,

  • precise work with buyer demand,

  • well-timed steps throughout the sales process,

  • and experience in choosing when to use an auction.

This combination led to a result that exceeded the owner’s expectations as well as typical market benchmarks.
